THE AVENUES

• Create an ensuite from the adjacent bathroom through the existing wardrobe to connect the main bedroom.

• Renovate the bathroom to create a master ensuite that's luxurious and includes a freestanding bath.

• Maintain existing bathroom windows.

• Master bedroom door and door into the wardrobe to remain unchanged.

This stunning 2 story character home has 5 bedrooms, 3 bathrooms and delivers on some serious wow factor. That said, there were a few areas that were in need of modernizing including the 3 bathrooms. All three bathrooms were unconventional in shape and had a quirkiness to them that wasn’t working for this family.

Upstairs there were 2 bathrooms so the homeowners wanted to create a large luxurious ensuite bathroom adjacent to the master suite which was a no brainer!

​

Being on the second floor we needed to consider the implications of relocating major plumbing fixtures like the toilet. Relocating a toilet on a second-story bathroom for example can be problematic due to the existing plumbing infrastructure. In many cases, the waste outlet pipe that runs down the external facade of the home is specifically designed and positioned to accommodate not only the current layout of the bathroom fixtures but also the floor below. Moving the toilet to a different location would require rerouting the waste outlet pipe, which can be a complex and costly process.

In the proposed layout we determined that we could utilise the existing infrastructure to our advantage in the following ways:

​

1. Maintain the position of the bath making use of the existing water supply and waste outlet.

2. Maintain the position of the existing toilet to utilise the existing water supply and waste outlet saving time and money by reducing complex and costly modifications.

3. Relocate the shower to an area where there was an existing water supply and water outlet route from the original vanity.

Doing so would also allow us to showcase a stunning double vanity along the wall between the bath and shower as the main showpiece that could be seen on entry giving the bath, toilet and shower privacy from the doorway when in use.

With the bathroom layout determined and a clear vision of the desired outcome, Pete and Dani headed out with their clients to assist them with choosing their fixtures and fittings and sourcing them through their trusted suppliers.
